Planning and Zoning
I spoke / met with the following staff at the Palm Beach County Planning Zoning and Building. Anthony Wendt, PM. – Zoning. He has no issues and referred me to Architectural. Jan Weegan – Architectural. As stated on several occasions with Hippocrates we agreed that we would maintain the building areas listed on the approved site plan, so as not to trigger any site revisions and review processes / approvals. She stated if we are not changing anything and I match the other buildings then we can submit the set to the Building Department for review. That is if we want to keep the building configuration and location. If I plan to change the footprint configuration, but not the area or location, then I can submit to the Administrative Review Public Information.
They meet Tuesday and Thursday morning weekly. I intend to go that route. I am not confident that we can meet the program functions of the Athletic Facility within the 30’x 60’ rectangle shown on the site plan. After approval of the proposed schematic floor plans by Hippocrates we will continue the development of the schematic design. Once we have the full schematic, including plans, sections and elevations we will present to the Administrative Review Public Information. I don’t anticipate any issues with the process since elevations for the Athletic Facility and Laundry Room were not submitted with the approved Site Plan. Let me know if I have been ill informed. We need to match the other buildings on the site which we plan to do at least from a materials / finishes and standpoint. I think there is enough variation in the new and approved buildings to support the proposed configuration of the new buildings.
Proposed Site Plan. See attached proposed schematic site plan for building location, configuration and site elements. We have adhered closely to the approved site plan. The orthogonal pool as shown on the approved site plan does not seem to match the feel of the existing pool facilities. I propose an oval pool (about 1200 sf, approx. the same on the approved site plan) similar in shape to one of the existing pools. That is the direction we will take unless directed otherwise by Hippocrates. I have shown a spa shaped similar to the existing because we were asked to match the existing. I would like to soften the shape and make it more similar to the oval pool if you don’t object. Please advise. We have changed the shape of the pool deck slightly and softened its shape while keeping the same location and area.
