This is intended as a very short example of the design of a small commercial project from conception through Construction Documents. The project entails an Athletic Facility with Pool / Spa & Deck and separate Laundry Facility, totaling about 8,000 sf. Preliminary Scope.
We had a preliminary design meeting with the owner to discuss their thoughts about the project and gather as much information as possible. In addition to the scope they expressed the need for individual sauna & steam rooms and the ability to
We gathered copies of the approved site plan, as this was a 'Planned Unit Development', Civil drawings and aerial photos. We toured the site and took a bunch of photos. That's all we needed and start designing! During the Schematic Design phase we developed at least 10 diagrammatic layouts which represented a flow of ideas in which we tried any conceivable option. One layout seemed obvious so we developed that concept. This owner had a busy schedule managing a Health Institute and was not readily available for design meetings, so we presented a brief written dialogue of our thoughts to accommodate the sketches, see below.
The owner looked at the above sketches, asked some pointed questions, provided their input and expressed satisfaction that the design was meeting their intent. Then we proceeded to the Design Development phase in which the Site Plan, Floor Plans, Sections and Elevations were further developed:
After the owner had the opportunity to review the drawings above we discussed the project again. They were very excited about the prospect of their new facilities, the overall layout and appearance of the buildings! They made a point to tell us they were very pleased that we listened to their input and addressed all of their previous concerns.
With their additional thoughts in mind we continued developing the project through the Construction Documents phase. Below are the final iterations of some of the modified drawing sheets. We won't bore you with the full set of Architectural, Structural, and Mechanical / Electrical / Plumbing drawing sheets which are developed concurrently through the project development phases.
We provided a courtesy copy of the final Construction Documents for the owners review, which they declined and stated based on our previous performance they didn't feel the need to look at them. We are pleased that they are pleased and look forward to being involved during the Construction Phase of this private development.
