This is intended as a very short example of the design of a small public project from conception through Construction Documents. The project entails a Marina Ships Store that includes a retail area, restroom / shower facilities, laundry facilities, office and workshop encompassing an area of about 2500sf.
The project also incorporates boat staging, dock areas along with a unique translucent panel canopy seating area. Click for the Preliminary Scope developed by the owner.
We had a preliminary design meeting with the Director of planning for the City of Madeira Beach to discuss the City's thoughts about the project and gather as much information as possible. In addition to the scope they detailed the functions of facility and what was expected from the end product.
We gathered copies of the approved master site plan, civil drawings and aerial photos. We toured the site, witnessed the activity and took a series of photos and video. The site was a peninsula area and the imposed setbacks and program functions dictated an almost square building.
During the Schematic Design phase we developed several diagrammatic layouts focusing on the functions, spatial relationships and site constraints.
One layout seemed obvious so we developed that concept. The Planning Director was required to coordinate the design with, and elicit input from, a few city departments so we presented a brief written dialogue of our thoughts to accommodate the sketches, see below.
The departments reviewed the above sketches, asked some pointed questions, provided their input and expressed satisfaction that the design was meeting their intent. We incorporated the review comments while proceeding with the Design Development phase in which the Site Plan, Floor Plans, Sections, Elevations and 3d model were further developed, see below.

We were asked to be present the design to the City of Madeira Beach Commissioners. The design was very well received and the majority of Commissioners were pleased with the prospect of their new facilities, the overall layout and appearance of the buildings!
After consensus we were directed to proceed with finalizing the design through Construction Documents. Below are the final iterations of some of the modified drawing sheets.

The design process is similar with Public Projects. There are just more parties to coordinate with; regardless City, County, State, or Federal Agencies.
